Delivered vs Delivered-and-Set: A Prefab Home Scope Guide

Factory price, delivery, setting the home in place, and final site completion are different pieces of a prefab project. The same label can cover different work between builders, so the written scope—not a headline label—should guide your comparison.

Four handoffs to separate

Ask what the factory price covers, where delivery ends, what placement or setting work is included, and which local completion tasks stay outside the builder's scope. Foundation, access, utilities, permits, inspections, decks, steps, landscaping, and final work may require separate written responsibility and price.

Questions to put in every builder comparison

Ask who provides and pays for transport, permits, escorts, unloading, crane, placement, leveling, anchoring, assembly, site readiness, utility connections, and final completion. Unknown work is not zero and should remain quote required until the responsible team confirms it in writing.
